NicheAgent
Phase One:
Setup & Execution.

A working plan for turning Showhome's property photography and video into scheduled social content, and the first proof point for the bigger NicheAgent portal you've already been shaping.

Scroll to begin
01 — The Opportunity

Showhome creates the assets. We get them live.

Showhome already creates high-quality property photography, reels and video, but most agents don't have the time or the systems to put that content to work across social. NicheAgent is the gap in between: the customer-facing portal where an agent orders a listing package, sets up their profile and connects their accounts, so we can take Showhome's assets and get them scheduled and live.

★ The Big Idea

Showhome creates it.
NicheAgent runs it.
We get it live.

Showhome creates the assets. NicheAgent manages the order and the workflow. Your Niche gets the content live. That's the whole loop, and once it's built and running for Showhome, it could work exactly the same way with other photographers, videographers and real estate partners, without us rebuilding the system each time.

02 — How The Service Works

One order. One workflow. Fourteen steps.

Here's the order-to-live-post journey end to end, from the agent placing an order through to us boosting a published post where that's part of the package.

  1. The agent orders a package through the NicheAgent portal.
  2. The agent selects Showhome as their referral source.
  3. A new agent completes the one-time setup process.
  4. The agent submits the property listing URL.
  5. A Monday item and property-specific Google Drive folder are created automatically.
  6. Showhome receives an automatic email with the asset upload link.
  7. Showhome uploads the finished photography, reels and video.
  8. The system extracts the listing information from the URL where possible.
  9. AI drafts the package content using the listing information and agent profile.
  10. The Your Niche team reviews and refines the content.
  11. The Your Niche team schedules the feed content through Metricool.
  12. Story frames are supplied to the agent for manual posting.
  13. The Your Niche team boosts a selected published post where the Boost package is purchased.
  14. Monday updates as the order moves through each stage.
03 — Agent Setup & Portal

One setup. Every tool the agent needs.

Before their first listing package, the agent completes one short onboarding form, gets a portal that handles everything after, and builds a profile that's reused on every future listing.

First-time setup

The onboarding form covers

  • Agent profile
  • Agency and contact details
  • Content preferences
  • Compliance wording
  • Facebook and Instagram details
  • CSA acceptance
  • Meta ad account details, only when purchasing the Boost package

Once submitted

  1. The Your Niche team is automatically notified.
  2. Your Niche sends the required account access requests.
  3. The agent accepts the requests.
  4. Your Niche connects the accounts to Metricool.
  5. The agent is marked as ready for future orders.
★ Onboarding Status In Monday

Three stages. That's it.

The agent only completes this process once. For every listing after that, they simply select a package, submit the listing URL and place the order.

Portal capabilities

The NicheAgent portal should let agents do all of this themselves, without needing us in the loop for every step.

Referral tracking could use a Showhome referral link, a referral code, or a dropdown selection. Worth deciding which fits best before we build it.

Agent profile

The one-time agent profile is what keeps every future listing sounding like the agent, not like a template. It should collect:

This information gets reused for future orders, so the content stays aligned with the agent's brand every time.

Listing detail collection

The agent only needs to submit the listing URL. Where possible, the system extracts:

★ Worth Flagging
Scraping Supports, It Doesn't Replace

Scraping should support the process, not be the only source of listing information. If extraction is blocked, unreliable or incomplete, a short backup form gets sent to the agent for the missing details. The Your Niche team still does a factual check before anything is scheduled.

04 — NicheAgent Packages

Three ways to run a listing.

These are the packages an agent chooses from when they place an order, priced for what each one delivers.

05 — Backend, Automation & AI Workflow

The system, the automation and the AI.

The core workflow runs: agent order → Monday item created → Drive folder created → Showhome upload email sent → assets uploaded → listing details extracted → AI drafts content → Your Niche reviews and refines → Metricool schedules → Monday updates.

★ Ordering & Tracking
NicheAgent Portal & Monday.com

Where the agent orders, and where every order lives as it moves through onboarding, upload, drafting, review, scheduling and boosting.

★ Automation Layer
Make

Sits between every system, triggering the Monday item, the Drive folder, the Showhome email, the AI handoff and every status update automatically.

★ Asset Storage
Google Drive

A property-specific folder is created per order, so Showhome always has a clean, dedicated place to upload finished assets.

★ Content Drafting
AI

Drafts captions, reel hooks and story wording from the agent's saved profile and the extracted listing details, ready for the team to refine.

★ Scheduling
Metricool

Where the Your Niche team schedules the finished feed content once it's reviewed and approved.

★ Connection
Agent Accounts

Facebook and Instagram get connected to Metricool once during first-time setup, so every future order can schedule straight away.

Each order should track:

What stays with the Your Niche team

Initial build requirements

The first working version of NicheAgent should include:

06 — Showhome Referral & Promotional Value

What's in it for Showhome.

Showhome gets a 10% referral commission on completed package revenue, excluding Meta ad spend, reconciled monthly after the related agent invoice has been paid.

Social Starter
$12.90
Referral commission
Listing Launch Pack
$27.90
Referral commission
Listing Launch + Boost
$35.90
Referral commission
★ Beyond The Commission
Showhome Content Credit

On top of the commission, Showhome gets credited on relevant content using its supplied assets. Where the agent and agency allow it, that could mean tagging Showhome in the published post, adding a "Photography and video by @Showhome" caption line, or an Instagram collaboration post if the agent approves. The exact format stays flexible to suit each agent's branding and agency compliance requirements, but it gives Showhome ongoing exposure and another reason to keep referring agents our way.

07 — Agreements & Invoicing

Sign once. Invoice monthly.

Each agent accepts a standard NicheAgent CSA during their first-time setup, so they're not signing a new agreement for every property.

The CSA should cover

  • Service inclusions
  • Use of supplied assets
  • Social platform access
  • Listing information and accuracy
  • Compliance responsibilities
  • Scheduling and publishing
  • Meta ad spend
  • Cancellations
  • Privacy and account ownership

Future property orders are covered by the package terms accepted through the portal, not a fresh agreement each time.

Invoicing

The portal and Monday workflow should record every completed order that needs invoicing. Justine invoices agents at the end of each month through the existing Your Niche invoicing process, using:

★ To Review With Justine
Two Open Questions

Whether the existing Your Niche CSA can be adapted for NicheAgent, and when the Showhome commission actually becomes payable.

08 — The Bigger Picture

Showhome is the proof. Not the ceiling.

Showhome would be the first referral and asset partner used to prove and refine the NicheAgent model. Once the workflow is running smoothly, NicheAgent could be offered more broadly to:

The same core system could support each group

★ The Long-Term Opportunity

The link between
great content and
getting it published.

The long-term opportunity is for NicheAgent to become the link between professional property content and the agents or offices that need help getting it consistently published. Showhome is the first use case, but the platform should be built from the beginning so it can expand without being tied to one supplier.

↳ To Confirm & Next Steps

Six things to nail down, then here's the order.

Before this goes any further, here's what needs your input specifically.

★ For Justine's Input

Let's talk these through.

Once we're aligned, here's the build order

  1. Finalise package inclusions and prices.
  2. Define the first-time setup form.
  3. Review and adapt the CSA.
  4. Map the agent order journey.
  5. Map the automatic Showhome asset upload process.
  6. Build the Monday and Google Drive workflow.
  7. Build listing URL extraction and the backup form.
  8. Build the AI drafting process.
  9. Connect the Your Niche review workflow to Metricool.
  10. Set up invoicing and referral tracking.
  11. Test the full process internally.
  12. Process the first live orders and refine the workflow.

Keen to talk this through, Justine?

Have a read and sit with it, then let's grab time to go through it together. This is phase one of the bigger NicheAgent picture, so I'd love your take on the setup form, the CSA, and Showhome's commission before we start building 🫶
